As a buyer, you should require an inspection at the time you make a formal offer. Make sure the P&S contract you are signing has an inspection contingency. Then, arrange for me or an inspector of your choosing to inspect the property. Following this you should pay close attention to the inspection report. If you aren't comfortable with what we find, you should ask that the seller to correct the problems before closing, negotiate a lower purchase price or obtain better terms to compensate.
